What is EMI?

EMI stands for Equated Monthly Installment. It is the fixed amount you pay your lender every month. It is "equated" because the amount stays exactly the same every month, even though the components inside that payment change.

When you make your first EMI payment, most of that money goes toward interest, and only a small amount goes toward paying down the actual loan balance (the principal). As the years go by, the interest portion shrinks, and more of your payment goes toward the principal.

The Formula

The math behind this is called the reducing balance formula. You don't need to memorize it, but here it is for reference:

EMI = P × r × (1+r)^n / ((1+r)^n – 1)

Where:
P = Principal loan amount
r = Monthly interest rate (Annual Rate / 12 / 100)
n = Number of months

Reducing Balance vs. Flat Rate

Not all loan calculators use the same math. If you are comparing loan offers, you must know which method the lender is using.

Reducing Balance (Used Here)

Interest is calculated only on the remaining balance. As you pay off the loan, the interest charged each month gets smaller. This is the standard, fair method used by almost all modern banks for home, car, and personal loans.

Flat Rate (Beware)

Interest is calculated on the entire original loan amount for the whole duration. You pay the same amount of interest in the final month as you did in the first month, even though your balance is much lower.

The trap: A 10% flat rate is roughly equivalent to an 18% reducing balance rate. If a lender quotes you a "low 8% flat rate," it is actually much more expensive than a 10% reducing balance loan.

How to reduce your interest cost

There are three primary ways to reduce the total interest you pay on a loan:

Frequently Asked Questions

What is EMI and how is it calculated?

EMI (Equated Monthly Installment) is a fixed payment made each month. This tool uses the reducing balance formula: EMI = P × r × (1+r)^n / ((1+r)^n – 1), where P is principal, r is monthly interest rate, and n is tenure in months.

Reducing vs Flat Rate — which is used?

This calculator uses the Reducing Balance Method, which is the standard for home, car, and personal loans. Interest is charged only on the outstanding principal, making it cheaper than flat rate loans.

How does tenure affect my loan?

Longer tenure reduces monthly EMI but significantly increases total interest paid. Shorter tenure saves interest but requires higher monthly outflow. Use the slider to find your sweet spot.

The calculations here use the standard reducing balance formula. It is the same math used by major banks, but without the confusing add-ons. It is an estimate, not a loan offer.
